Leasing Agent, Developer and Landlord Services


First and foremost we understand that when you put us forward to meet with your clients, our performance and the clients' feedback will influence your decision to recommend us again on future projects. That being said, we have enjoyed a great amount of repeat business from leasing agents, developers, and landlords.


Feasibility Space Plans

We will meet with potential tenants, obtain their requirements and, for most spaces, quickly (usually within a few days) provide appropriate space plans that meet the Ontario Building Code where appropriate. Our representatives can also provide construction estimates for tenant improvements.


Floor Plate Studies and Space Efficiency Analyses

GIOTAN has extensive expertise in the planning and renovation of buildings. As a result, we've developed vital relationships with most of the GTA's most-prominent developers, landlords and leasing agents.


We review proposed floor plates, and prepare studies and space efficiency analyses before buildings' final floor plates are established. By suggesting improvements while buildings or renovations are still in the planning stages, we can help make new buildings more efficient, easier to lease and easier to split for multi-tenant use.


In fact, our firm has become a dominant consultant in this area, and has been involved in some capacity with the majority of new office buildings built in the GTA.

BOMA 96 Calculations

Knowing the exact area of buildings is invaluable to both landlords and property managers. This information helps clients better plan leasing and annual budgets, and can serve as part of the due diligence required when selling or investing in a building.


GIOTAN offers a complete range of area calculation services, based on the Building Owners and Managers Association (BOMA) international 1980 and 1996 standards. These services range from initial consultations that help determine the impact of adopting BOMA 96 standards to providing complete building surveys and area calculations.


Building Code Consultations

We also consult with a wide variety of clients about a floor plates' compliance with the Ontario Building Code. This information helps customers to better plan travel distances, dead-end corridors and occupant loads.


Public Area Renovations

GIOTAN can help landlords to better market properties by consulting on the creation or renovation of public areas like main lobbies, elevator lobbies, corridors and washrooms.


Promotional Materials

We provide developers and landlords with generic space plans for promotional and marketing purposes in a variety of formats for both print and the Web.
