BOMA 96 Calculations
Gio Tan Design has completed many area calculations for various buildings, using both the Boma 1980 and the Boma 1996 standards. Knowing the exact area of their buildings is extremely valuable to both landlords and property managers, be it for leasing purposes, as part of preparing the annual budgets or as part of the due diligence of selling a building. Our services in this field range from the initial consultation where we can assist you in determining the potential impact of using the Boma 96 standards, to providing complete building surveys and area calculations.

Building/Tenant Summaries (Lease Book)
Gio Tan Design maintains Building/Tenant Summaries for many building owners and property managers. These summaries consist of detailed building floorplates showing the demised area for each tenant, as well as a floor area summary that includes tenant usable and rentable square footages, rental rates, expiry dates etc. These summaries are an invaluable tool for leasing agents and building operators, providing an easy way to identify and track each tenant and vacant space in a building. Further, all summaries will be periodically updated to the reflect the changes in the building as they happen.

Building Code Consultation
Gio Tan Design also specializes in offering consulting services and advice with regards to tenant spaces under the Ontario Building Code (e.g. Splitting of floors, public corridors, tenant usage and occupancy loads)
